Thelma Muro-Dittes - Principal

Thelma Muro-Dittes is a professional with almost 20 years of experience in the world of Real Estate Development and Architecture. Her professional qualifications include all aspects of Architectural Design and a comprehensive understanding of the building process, including Programming, Entitlement, Site Analysis, Conceptual Design, Construction Documents and Construction Administration.

As Project Manager and Owner’s Representative, she has been an integral part of large developments in the United States, Mexico, China, and Singapore. Thelma’s emphasis on quality project management assures clients that the project will meet its schedule and budget while maintaining the integrity of the design and use intent. Her experience as both a Designer and Developer, maintains a leveled interest on all sides of the project equation, Design, Cost and Use, through the coordination of feasibility studies, governmental processing, design development and constructability. Thelma’s proficiency with consultant coordination on complex large-scale projects has guided many clients through the difficult understanding of the full scope of design and construction issues of a turn key project.

Her experience includes Themed Environments, Entertainment Venues, Hospitality, Retail, Commercial, Transportation, Civic, Medical, Educational and Multi-Family Residential. She has contributed to of some of the most prestigious Architecture and Engineering teams in the United States including: Ellerbe Becket & Associates, HNTB Architecture & Engineering, and Gensler & Associates.

Her Bachelor of Architecture degree from California State University, Pomona, included International studies in France, at the Sorbonne University of Paris; In Italy, at the Poly-Technical University of Milan; In Greece at the Poly-Technical University of Athens; and in Mexico at the Ibero American University in Mexico City.

Thelma serves in the Program Committee of ULI Orange County (Urban Land Institute) and is an active member of TEA (Theming and Entertainment Association) and AIA (American Institute of Architects). She also donates her time and talent to helping the community through organizations such as HomeAid, The Orange County Rescue Mission, Kidworks, The Susan Komen Foundation, The Lupus Foundation, as a member of the Nominating Committee of GSOC, (Girl Scouts, Orange County), and as a Board Member of Wise Place in Orange County.

Ms. Muro-Dittes speaks English and Spanish fluently.

Juan Mayans-Boom - Principal

With a strong entrepreneurial spirit and a focused vision for successful new ventures, Juan Mayans-Boom has launched and helmed numerous endeavors in a diverse range of industries. Among the highlights of Juan’s accomplishments in the business world: Alfatecnica, a translations and localization services company in Madrid, Spain; Simedia, an IT services development company in Madrid, Spain and Seattle, Washington; He published Persona in Seattle Washington, a Hispanic magazine for the English Speaking audience; Pi Factor, a marketing and advertising agency in Madrid, Seattle, California and Mexico; and IM Global Resources, an international joint venture providing President Olasegun Obasanjo’s Nigerian Government with an innovative program to maintain the equity participation between the NNPC (Nigerian National Petroleum Corporation) and the JV partners.

His experience in the Architecture and Engineering world began with Parson’s Brinkerhoff, in the early nineties, decentralizing and turning their Western Media Group into a profitable local studio within 12 months. Since then, he cofounded Thelma & Boom, and Generator, a creative agency focused in servicing the development industry.

Mr. Mayans-Boom served in the Spanish Army’s at the Special Operations Group n12 in 1991. This experience, along with his Bachelor Degree's studies in Sociology at the Universidad Complutense in Madrid, Spain and his Business Management and Administration studies at the ESIC Business & Marketing School in Madrid, Spain, prepared him well for the challenges of an entrepreneurial spirit.

Juan has also served on several Boards of Directors including the Washington State Hispanic Chamber of Commerce, KidsQuest Childrens’ Museum and the North Seattle Community College Foundation, where his multi-cultural experience has proved highly valuable in reaching different culture segments. He has also served in the Executive Council of the California State Fullerton School of Business and Economics and is an Associate Member of the AIA, American Institute of Architects and TEA, Theming and Entertainment Association.

Mr. Mayans-Boom speaks English, Spanish and Dutch fluently.

Lawrence S. Wittenberg - Principal

Lawrence Wittenberg is a respected, trusted and seasoned executive in the theme park industry whose career spans over 35 years – from an entry-level position at Six Flags to Corporate Director of Food Service - leading over 30 park properties both domestic and international with annual revenues over $250 million and delivering consistent profit growth through effective leadership, analysis, planning and execution.

Added to his widespread Food, Merchandise, Games and Corporate operating
experience is an extensive resume in project planning from the operators’ perspective for numerous clients providing operating guidance and performing the “reality check” in the design process – from master and concept planning through all phases of the design, pre-opening and operation. Significant projects include: Six Flags Parks worldwide, Universal’s Islands of Adventure, Madison Square Garden, Radio City Music Hall, United States Space and Rocket Center, Warner Bros. Movie World Madrid, BB King’s Blues Club, House of Blues and numerous other park and facility projects for major corporations and design and architecture firms.

Lawrence's extensive operating, planning and design experience in a variety of segments of the amusement and attractions industry uniquely qualify him as a key and cost effective solution in the successful development and ongoing profitable operation of your facilities.

Lawrence holds a Bachelor of Communication Studies from the University of California Los Angeles (UCLA).

Jeffrey H. Olsen, AIA, LEED - Technical Director

Jeffrey H. Olsen is a registered and LEED certified Architect with 30 years of experience in design and construction. He has also spent 10 years of his life directing his own business in International Manufacturing/Distribution of Sporting Goods. His Architecture experience ranges from Retail, Education, Civic, Housing, Campus and Manufacturing to Resort and Hospitality. Jeff has an impressive history of minimal RFI’s throughout his jobs, even with the use of innovative technology and materials. Jeff’s experience is a strong asset in any job or building type. His detailing in both Core and Shell as well as Interiors reflects his experience as well as his passion for Architecture.

Prior to joining Thelma & Boom, as Director of Architecture, Jeffrey was a key member of several Reputable and well established firms in Orange County Ca. such as tBP Architects and Lee & Sakahara Architects. He contributed as Project Architect, Project Manager and Construction Administrator on many notable projects, such as The Balboa Bay Club and Resort, Citrus College Student Services Center and Cypress College Library Learning Resource Center, to name a few.

Jeffrey holds a Bachelor of Architecture from the University of California Berkeley; an Associate Degree in Arts from Hartnell College. His traditional hand drafting and sketching abilities have only been enahnced by his knowledge and experience in AutoCad and Revit systems.
